GMADA Moves Closer to Mohali Aerotropolis Expansion with Major Land Acquisition Step
The Greater Mohali Area Development Authority (GMADA) has officially announced land acquisition awards for eight villages in Sahibzada Ajit Singh (SAS) Nagar district, marking a significant milestone in the expansion of the Mohali Aerotropolis. The decision paves the way for the next phase of one of Punjab’s largest urban infrastructure projects, designed to transform the area surrounding Shaheed Bhagat Singh International Airport into a world-class residential, commercial and business hub.

The latest announcement covers approximately 3,523 acres of land spread across the villages of Kurdi, Bari, Kishanpura, Chatt, Siaun, Matran, Patton and Bakarpur. With the declaration of the acquisition awards, the project has entered its final administrative stage, enabling GMADA to begin taking possession of the acquired land and move ahead with infrastructure development.
Compensation Announced for Eight Villages
According to GMADA officials, compensation has been determined separately for each village based on factors such as location, market value, connectivity and statutory guidelines under the land acquisition framework.
The total compensation package amounts to thousands of crores of rupees, making it one of the largest land acquisition exercises undertaken in Punjab in recent years.
Among the notified villages, Matran has received the highest compensation rate, while Bakarpur, Siaun, Bari, Patton, Kurdi, Kishanpura and Chatt have also been awarded village-specific compensation based on approved valuations. The variation in compensation reflects differences in land characteristics, accessibility and surrounding development potential.
Aerotropolis to Drive Mohali’s Next Phase of Growth
The Mohali Aerotropolis is being developed as a major extension of the existing Aerocity township, located adjacent to the international airport.
The master plan includes the development of:
- Modern residential sectors
- Commercial and business districts
- Institutional and educational zones
- Healthcare and public utility infrastructure
- Green spaces and recreational areas
- Wide road networks and urban transport facilities
Officials believe the project will support Mohali’s rapidly growing population while attracting fresh investment, generating employment opportunities and promoting planned urban development across the region.
Infrastructure Development to Begin in Phases
With the land acquisition awards now announced, GMADA is expected to begin the next stages of the project, including taking possession of acquired land and initiating infrastructure work.
Development activities will include construction of major roads, drainage systems, water supply networks, sewerage infrastructure, electricity distribution and other civic amenities. These facilities will be developed in phases before residential and commercial plots are made available for future development.
Concerns Raised by Some Landowners
Although the project is widely viewed as a major boost for regional development, some affected landowners have expressed concerns regarding the acquisition process and compensation offered.
Similar issues had surfaced during earlier phases of the Aerotropolis project, with several residents seeking greater transparency, improved rehabilitation measures and additional consultation before land possession.
Officials, however, have stated that compensation has been determined in accordance with applicable legal provisions and established valuation procedures.
Strategic Importance of the Project
Urban planning experts believe the Mohali Aerotropolis will play a key role in shaping the future growth of the Tricity region, which includes Mohali, Chandigarh and Panchkula.
Its strategic location near Shaheed Bhagat Singh International Airport, along with improving road and rail connectivity, is expected to make the area a preferred destination for real estate, IT companies, logistics businesses, commercial investment and modern residential development.
The project is also expected to complement nearby developments such as Aerocity, IT City, Medicity and the proposed Aerotropolis business districts, creating an integrated urban ecosystem capable of supporting long-term economic growth.

With the land acquisition process entering its final phase, GMADA is expected to accelerate infrastructure development over the coming months.
